We start at the change of plane, then work outward with a staged hose test from the lowest penetration upward, marking what wets. Chasing the stain instead of the path is how a roof gets patched three times in one winter without ever getting fixed.

Can my flat roof be recovered, or does it have to come off?

A test cut answers that. California allows an existing roof to be recovered when there are no more than two layers and the substrate is dry and sound. On older Oceanside flat sections we frequently find three: hot-mop built-up from the original construction, mineral-surfaced rolled roofing added later, and a cap sheet over that. Three layers means tear-off.

Two dry layers can often take a recover with tapered insulation to build the drainage the deck never had. Wet insulation forces a tear-off regardless of the count, because nothing installed over saturated board carries a manufacturer warranty.

Why won't you put shingles on my low-slope section?

Below two in twelve, asphalt shingles are not a permitted roof covering, and no amount of extra felt changes the physics. Water moves slowly enough at that pitch that it works backward under a lap.

Between two and four in twelve shingles are allowed with two cemented layers of underlayment, and we will install that, though we usually recommend spending the same money on a self-adhered membrane across the shallow area instead. If your shallow run currently wears shingles, it was built to leak and the correct repair is a low-slope system, not better shingles.

Is a roof coating a real fix or a stall?

Both, depending entirely on what is underneath. On a dry, well-drained ten to fifteen year old single-ply or modified bitumen roof with intact seams, a properly built silicone system with reinforced details can add a decade for a fraction of a tear-off, and we install those regularly.

On a roof with wet insulation, standing water two days after rain, or a delaminating cap sheet, a coating traps the moisture and peels at the water line. In those cases we quote replacement and decline the coating, because selling one would be taking your money.

Do you tarp, and how long does a tarp last on a flat roof?

We tarp steep slopes, where gravity keeps the water moving. On a flat or nearly flat section a tarp becomes a pool liner: it collects water in every wrinkle, sags into the low spots, and the battens holding it down are new holes in your waterproofing.

On those roofs we dry in instead, bonding a self-adhered modified bitumen patch to primed, dried substrate or mechanically fastening a temporary cap sheet with the laps run correctly. That detail is typically good for thirty to ninety days, and we tell you which on the day we install it.

How much of Oceanside's roofing stock is actually flat?

Enough that it drives how we quote almost every house. The postwar and mid-century tracts through South Oceanside and the Fire Mountain area, plus the infill along Coast Highway and Mission Avenue, brought a lot of dead-flat garage roofs, carports, entry canopies and shallow additions. Newer development on the east side is mostly tile and laminate over conventional pitch.

The result is that the same street can hold three genuinely different roofing problems, and a contractor who only quotes one system will get one of those three wrong.
